MANAGEMENT
As is customary in this type of development, the residents will have control of the management of the village, via elected Trustees. A manager/caretaker and secretary/receptionist will oversee the daily administration, with further appointments made as the need may arise.

LEVIES
The levies at Villa Cortona are notably lower than existing and similar developments. There are various reasons for this, including the size of the development, the number of participants involved and the fact that the Health Care operates as a separate entity.

A detailed breakdown of the levies can be requested. For the first year, the estimated levies at Villa Cortona are as follows:

Houses:
Ranging from R375 to R897 per month (depending on unit type)

Apartments:
1 Bedroom – R415 per month
2 Bedroom – R543 per month

PETS
Pets are allowed in the development, but limited to one cat and one dog (measuring not higher than 40cm), but they may not be replaced. Strict conduct rules will apply and must be adhered to. Please note, no pets are allowed in apartments.

PRIVACY
Each house has its own private braai patio where residents can entertain their guests. Apartment owners and residents can utilize the extensive communal braai-area near the swimming pool.

INVESTEMENT
All retirement villages developed by the Devmark Group are carefully planned through extensive market research to ensure that all purchases in these retirement villages are sound investments. Indigitive of this is that the value of property in Villa Cortona has increased in the region of 25% to 50% in resale value over the past 18 months.

SECURITY OF INVESTMENT
The purchaser of a house or apartment at Villa Cortona Retirement Village can be assured of a secure investment and provides for a guaranteed registration of transfer into the purchaser’s name. All monies paid are, in accordance with the retired persons act, deposited into an insured attorney’s trust account and cannot be misappropriated by any person or personas.

LETTING
Any purchaser may let his house or apartment to a third party on condition that the tenants adhere to the Association rules. One condition is that at least one of the resident tenants should be 50 years or older.
